How these calculators fit together

Most of the numbers on this site build on each other in a real order. Start with the NOI calculator -- gross rental income minus real operating expenses -- since almost everything else uses that figure as an input. From NOI, the cap rate calculator gives the property's unlevered return against its value, and the DSCR calculator checks whether that income covers a specific loan payment, the way a lender would before approving one.

Once financing is on the table, the cash-on-cash return and rental cash flow calculators show what a deal actually returns on the cash you put in, and investors chasing the BRRRR strategy can check how much of that cash a refinance actually returns. For a first-pass screen before any of that detail, the 1% rule and gross rent multiplier calculators are fast, rough filters, not a substitute for the full picture.
