About AnalyzeMyRental

AnalyzeMyRental is a free collection of calculators for rental-property investing: cap rate, NOI, DSCR, cash-on-cash return, BRRRR, rental yield, and the other numbers investors and lenders actually use to screen and underwrite a deal. The goal is to show the actual formula and a worked example behind every result, not just hand back a number, so you can check the math yourself instead of trusting a black box.

These are calculations, not advice

Every page on this site does one thing: takes the numbers you enter and applies a standard, published formula to them. Nothing here is a recommendation to buy, sell, or finance a specific property, and nothing here replaces a real appraisal, a lender's own underwriting, or advice from a licensed professional who has seen your actual deal.

How each formula is sourced

The definitions behind these calculators aren't invented here. Cap rate follows the definition used by professional appraisers (the Appraisal Institute); DSCR follows the ratio lenders publish in their own investment-property underwriting guidelines. Every constant or threshold cited on this site — a typical minimum DSCR, a typical BRRRR refinance loan-to-value ceiling, a typical CapEx reserve percentage — is linked to the real source it came from, with a note that real numbers vary by lender and market rather than being presented as one universal rule.

Before launch, every formula is hand-derived independently first and compared against what the live calculator actually produces, so a coding mistake gets caught before it ships rather than after. This site also goes through an independent second review by a separate pass that fetches the cited sources fresh and checks every worked example by hand, specifically to catch what the first pass might have missed.

This site is built and kept up by Elbert Ballo. The sourcing and audit process described above isn't boilerplate — it's the actual standard every calculator here was held to before it went live.
